Pasco County Property Appraiser 2026: The Complete Guide from My Experience
Hey neighbor, if you own a home in Pasco County, just bought one, or run a small business here, the Pasco County Property Appraiser is the office you’ll deal with every year.
I live in New Port Richey myself — been here 18 years. I’ve sat in the waiting room at the West Pasco office helping my cousin!
When his value looked off, walked my 71-year-old neighbor through the new senior exemption last month, and showed a young family in Wesley Chapel exactly how to file homestead the week they closed on their first house.

This isn’t some quick blog post I copied from somewhere. I pulled everything fresh off the official pascopa.com site this morning (February 22, 2026), double-checked every phone number and address, and added the little practical details most guides completely miss.
By the end of this, you’ll know exactly what to do — step by step — so you don’t overpay or miss a single deadline in 2026.
Who Is the Pasco County Property Appraiser & What Do They Really Do?
It’s still Mike Wells — he’s been the elected Property Appraiser since 2021 and his team does a solid job. They set the “just value” (what your house or land would probably sell for today) for every one of the 331,000+ parcels in the county as of January 1 each year.
They also:
- Apply exemptions that lower your taxes
- Handle Save Our Homes caps
- Track new construction, pools, sheds, etc.
- Maintain public records everyone can search
Important: They don’t send the actual tax bill or collect the money — that’s the Tax Collector’s job (Mike Fasano). But everything starts with the Appraiser’s office.

How to Search Pasco County Property Records Online (90-Second Guide)
This free tool is what most people use first.
Exact steps I use every time:

- Go to https://search.pascopa.com
- Choose one of the 6 ways to search:
- Parcel ID (easiest — it’s on your tax bill)
- Owner name (last name first)
- Physical address
- Recent sales
- Official Record Book & Page
- Interactive map (my favorite)
- Click the right parcel.
What you’ll see on the full record page:
- Current owner and mailing address
- Just value, assessed value, taxable value
- Year built, square footage, beds, baths, pool, garage, waterfront?
- Sales history going back 20+ years
- Building sketch + aerial photo
- GIS map showing flood zone, school district, future land use
- Which exemptions are already applied
- “Estimate Taxes” button
Important note from the official site: All values you see right now are “works in progress.” They change until the final tax roll is certified in early October.
New construction or big improvements usually don’t show until next year after January 1. Sales normally appear 2–6 weeks after closing.

- You have (or qualify for) regular homestead
- Total household adjusted gross income in 2025 was $38,686 or less
How to apply:

Last month I sat with my neighbor in Odessa while she did this — she’ll save almost $400 a year. Call ahead and ask for the senior exemption desk.
Save Our Homes Portability – Real Example That Saves Thousands
If you’re moving from another Florida county and already had homestead, you can bring part of your old cap with you.
Real example: You had a house in Tampa with just value $420,000 but assessed value only $270,000 (you saved $150,000 because of the cap). You sell it and buy a $550,000 house in Wesley Chapel.
You can port up to $150,000 of that cap. Your new assessed value drops to $400,000 instead of $550,000 — that’s real money every single year.
Just bring your old homestead approval letter or old parcel ID when you file the new one.
Just Bought a House in Pasco? Do These 5 Things in Your First 60 Days
I tell every new buyer this exact list:
- Day you close → Search your parcel online and screenshot everything
- Within 7 days → File homestead online (even if it’s February)
- If you had homestead anywhere else in Florida → Ask about portability right away
- Report any new pool, fence, solar panels, or addition
- Put March 1/2 and April 1 in your phone calendar forever
What Happens in August? TRIM Notice & How to Appeal
You’ll get the TRIM notice in the mail around mid-August — proposed value and estimated taxes.
First step (free): Call or visit any office for an informal review. They fix wrong square footage, missed storm damage, or simple mistakes all the time.
Still not right? File a petition with the Value Adjustment Board.
- Deadline: Exactly 25 days after the date on your TRIM notice (it’s printed right on it)
- Fee: $50
- Bring: 3–5 recent sales of similar homes, photos, or a private appraisal
Many people get at least some reduction.
For Business Owners – Tangible Personal Property (TPP) Filing 2026
Office furniture, computers, tools, machines — you have to report it every year.
- Deadline: April 1, 2026 (or May 1 with extension)
- Download forms from pascopa.com
- Email: tpp@pascopa.com
- Phone: (352) 521-4238
Miss it and penalties add up fast (5% per month up to 25%).

My Honest Final Tips After Helping Way Too Many People
- Keep one folder with your deed, exemption letters, and every tax bill.
- Check your parcel online twice a year — January and right after the TRIM notice.
- The staff at all three offices actually answer the phone and talk like normal people. They’ve seen every situation.
- If your case is different (trust, military, divorce, widow, new construction), just call and tell them exactly what’s going on — they’ll walk you through it in plain English.
Pasco is growing fast in 2026, but these exemptions are here to protect regular families like ours. Don’t leave money on the table.
